A listing tells you what a landlord wants you to know. A viewing tells you the truth: the traffic noise at rush hour, the damp corner behind the wardrobe, the smell in the stairwell. When you are still abroad, or working full days, attending viewings is the hardest part of a Dutch housing search, and skipping them is how expensive mistakes happen.
So we go for you. Johanna attends viewings in person, walks every room with a critical eye, and calls you from the living room so you can look around live and ask questions on the spot. It is the closest thing to being there yourself, backed by someone who has seen hundreds of Dutch rentals and knows exactly what to check.

How viewing assistance works
An independent viewer is only worth having if they are genuinely independent. These are the terms we work on.
- We attend across Rotterdam and the port region. Viewings further afield are possible by arrangement, subject to travel time.
- Popular listings are often scheduled within twenty-four hours, so send the link the moment you see it.
- We report what we see. Negotiating the rent is separate, and part of offer and contract support.
- A live video walkthrough needs a usable mobile signal, which basements and thick-walled canal houses do not always provide.
- We cannot enter without the agent or landlord present, and a few agencies refuse third-party viewings outright.
- Our written verdict is honest. If a property is wrong for you we say so, even though it costs us the follow-on work.

Scheduling and confirmation
We contact the agent, secure a slot fast and handle every message around the appointment in Dutch.
In-person inspection
We check the things that cost you money later: moisture, ventilation, insulation, water pressure, the state of the kitchen and bathroom, and the meter cupboard.
Live video walkthrough
A video call from the property so you see every room in real time and can ask the agent questions through us.
Honest written verdict
Within hours you receive photos, notes and a plain recommendation: take it, negotiate, or walk away.
Same-day follow-up
If you want the home, we tell the agent immediately and start your application before the next viewer does.

Professional fees for viewing assistance
€295 per viewing
- Attendance at the viewing, in person, with the questions a landlord expects
- An honest written verdict on the property, including what we would not accept
- Checks on rent level, service costs and the points system
- Immediate feedback so you can decide before the next applicant does
Investment figures represent our professional service fees only and are intended as a guideline. Government fees (including IND filing fees), VAT, legalisation and apostille costs, sworn translations, consular charges and any third-party expenses are not included unless explicitly stated in the proposal.
Viewing assistance can be booked on its own or as part of a full housing search. Fees depend on location and frequency and are confirmed during your intake.
What we check that photographs hide
What do you actually inspect?
Damp and ventilation, glazing quality against the stated energy label, noise from traffic, trams, neighbours and nightlife at the real time of day, water pressure, the age and state of the boiler, mobile and internet reception, storage, bicycle parking, and whether the shared entrance is maintained or quietly neglected.
Can you view while I am still abroad?
Yes, and most of our clients begin that way. You receive a video walkthrough, photographs of the things listings never show, and a written verdict the same day, which is enough to decide confidently from another continent.
Will you tell me not to take it?
Frequently. The whole value of an independent viewer is that we have no interest in you signing. Roughly a third of the properties we view get a clear recommendation against.
How quickly can you attend?
Usually within twenty-four to forty-eight hours, and the same day when a property warrants it. In this market a slow viewing is simply a lost property.
Frequently asked questions
What do you check that I would miss on video?
The things a camera hides: smells, damp, noise, water pressure, how the neighbors sound through the wall, and how the street feels. We also read the energy label and service costs critically, which newcomers tend to overlook.
Will the landlord allow me to register at the address?
We ask this at every viewing, on the record. A home where you cannot register is useless for your BSN and insurance, so we treat it as a dealbreaker unless you tell us otherwise.
The listing says furnished. What should I expect at the viewing?
Furnished in the Netherlands ranges from hotel-ready to a bare sofa and a mattress. We photograph exactly what is included and have the inventory confirmed in writing before you sign anything.
