Rotterdam rewards people who choose their address around their life rather than around a map.
- Free sector rents typically start around 1,200 euro for a one bedroom and 1,800 euro for a family apartment, higher on the Kop van Zuid and in the centre.
- Social housing is effectively unavailable to expats. Income limits and multi-year waiting lists put it out of reach.
- Registration at the address is only possible where the landlord permits it, and some short-stay landlords do not.
- Parking permits are issued per household and per zone, and in central districts the waiting list can run for months.
- Homes with energy label E, F or G carry higher running costs and a lower legally permitted rent under the points system.

How long is the commute to Europoort or Maasvlakte?
From central Rotterdam, forty-five to seventy minutes by car depending on the gate and the shift. From Hoogvliet, Spijkenisse or Brielle it drops to twenty or thirty. If you work the terminals, choosing a neighbourhood before checking the commute is the most expensive mistake available.
Are international schools nearby?
Rotterdam has several international and bilingual options, most of them concentrated in Kralingen and in the south of the city, and places are limited. Families usually have to choose the school first and the neighbourhood second, so we plan it in that order.
Should I buy instead of rent?
Sometimes, but rarely in year one. Dutch lenders want an employment history and a permit with a reasonable horizon, and transaction costs make a purchase you might exit within two years an expensive experiment. We will tell you honestly when buying is the better move.

Generally yes, you get noticeably more space for the same rent. But Rotterdam has tightened quickly, and the popular neighborhoods now move just as fast as the capital. Speed and a complete file matter here too.
